Residential Pressure Washing for Folsom's Stucco Homes
Two-story stucco homes with concrete tile roofs are the norm around here, though we clean plenty of vinyl, Hardie board, and brick too. Here is what we handle for a home:
- House Washing: We soft wash siding at low pressure with a mild sodium hypochlorite and surfactant mix, stronger on stucco and lighter when it’s mostly dust. Same process whether your home is stucco, vinyl, Hardie board, or brick. If your home has chipping paint or chalky oxidation, we’ll show you exactly what to expect before we start and only proceed with your okay. In those cases we usually recommend lining up a painter to follow our wash.
- Roof Cleaning: Our soft wash removes moss, algae, and lichen from concrete tile, asphalt shingle, metal, and cedar shake. We fly a drone to look at the roof first, brush and blow the moss off, and clean out the gutters in the same visit.
- Window Cleaning: Outside glass is cleaned with a deionized water-fed pole, which leaves no spots and skips the ladders wherever it can reach. Inside glass is done by hand and the tracks get vacuumed.
- Gutter Cleaning: We clean 5-inch and 7-inch seamless gutters, by hand when the debris is wet and with a blower when it’s dry. Then we flush every downspout and test that it flows. Gutter brightening to clear the dark streaks off the gutter faces is available as an add-on.
- Driveway & Concrete Cleaning: Driveways, patios, sidewalks, pool decks, and garage floors get a surface cleaner for an even, streak-free finish. Sensitive stone, brick, and pavers get a gentler pump-up sprayer and a light rinse instead. We keep pool decks clean without letting any dirty runoff reach the water. If your concrete is stained, we’ll tell you up front that some of the stain may come out and some may not, and we’ll only proceed once you’re comfortable with that.
- Deck Cleaning: Decks never see a surface cleaner or hard pressure. We match the chemical approach to the material, whether it’s wood like redwood or cedar, composite, or plastic, and lift the grime at low pressure.
- Solar Panel Cleaning: Rain does not clean your panels. We use purified deionized water run through a three-stage filter and soft brushes, so there are no chemicals and no spots left behind. We never walk on your panels. If a panel is damaged or the roof can’t be worked safely, we’ll tell you rather than risk it.
A driveway or concrete wash is worth doing once a year, and exterior windows every three to six months. Over in Broadstone, a lot of the homes have three-car drives and HOA sidewalks, and around Empire Ranch we see bigger patios and pool decks.
