Residential Pressure Washing for Shaded Carmichael Homes
Carmichael is mostly single-story ranch homes on quarter-acre to half-acre lots. The siding is usually brick and stucco, and the two-car drives spend a lot of the day in shade. Here is what we clean around a home:
- House Washing: A low-pressure soft wash that lifts dust, moss, cobwebs, and the organic film off your siding. The same method works whether your home is stucco, vinyl, Hardie board, or brick.
- Roof Cleaning: We brush and blow the moss off first, clear the gutters so everything flows, then treat the roof for moss, algae, and lichen. We handle asphalt shingle, concrete tile, metal, and cedar shake.
- Window Cleaning: Outside glass is done with a deionized water-fed pole that leaves no spots, and inside glass is finished by hand. Screens, tracks, and sills come in by tier.
- Gutter Cleaning: We clean by hand when the debris is wet and blow the gutters out when it is dry. Then we flush every downspout and check that it drains. Gutter brightening is available to take the dark streaks off the gutter faces.
- Driveway & Concrete Cleaning: A surface cleaner evens out driveways, patios, sidewalks, pool decks, and garage floors, and sensitive stone, brick, and pavers get a gentler hand-sprayed treatment instead. We look at any staining and tell you what will lift and what may not before we start.
- Deck Cleaning: Low pressure, no surface cleaner, with the approach matched to redwood, cedar, composite, or PVC.
- Solar Panel Cleaning: Pure deionized water and soft brushes, no chemicals on the glass. Rain does not actually clean panels, and we never walk on them.
- Christmas Light Installation: Custom-cut, commercial-grade C9 lights designed with you on-site, installed, maintained, taken down, and stored for the season.
We usually suggest a wash in spring after the winter rain and a flatwork pass in fall after the leaves come down. Exterior windows do best every three to six months, and driveways once a year. The big ranch estates in Del Dayo carry long shaded drives, so a cleaning there runs to about double the flatwork of a standard lot. The sycamores drop plenty of bark and seed balls onto patios along the way, too.
